Public Hearing On Proposed Canyon Zone Tuesday

Item 2 on Tuesday’s City Council meeting agenda is a public hearing of the Proposed Canyon Zone – Ordinance No. 1313, amending portions of the General Plan land use map in and near the canyon, adding Chapter 17.30 to Title 17 of the Municipal Code establishing a residential canyone zone, amending the zoning map and amending chapters 17.22 and 17.60 of the Municipal Code.

The Planning Commission at its August 19 and September 16, 2010 meetings held public hearings on the matter and recommended adoption.  Since then, the Council has requested revisions to the proposed Zone, which was prepared by a Committee of five residents which was working from a 4th draft prepared in 2003-2004 by a Canyon Zone Committee that never completed the development standards.  The City’s first general plan in 1972 created a Canyon land use designation.

Changes requested by the Council at its January 11 and February 8th, 2011 meetings have now been incorporated for Tuesday’s Public Hearing.  Those changes are to exempt covered bridges from the definition of floor area (uncovered bridges would not be countedas building floor area by the current proposed definition), and to allow a maximum building floor area of 1,000 sq. ft. for small lots, notwithstanding the 35% of lot area calculation for the maximum building floor area, if all other zoning standards can be met.  The 1,000 sq. ft. is an increase from the 500 sq. ft. that had been proposed by the Canyon Zone Committee.
